Evolve also provides a roving facilities maintenance service to 29 of Peabody's residential developments and 6 of their commercial ones. This service was developed in response to a survey of residential estates by Evolve. We found that where estates were not large enough to warrant a full time caretaker many of the basic caretaker functions were being overlooked. All of the problems were easy to remedy but being in the common parts gave the residents the impression of "neglect". We are in the process of extending the service to cover graffiti cleaning, basic grounds maintenance and long reach window washing and common parts cleaning.

Ongoing development of the RFM services has led us to design and commission a web based centralised diary and report system. This system allows estate managers, our operative and Evolve to use a single job booking diary. The nature of the system also allows access to it even when out of the office. The operative can fill out maintenance reports at any time. These reports automatically include all estate information and coding, hourly and materials costs, can have photographs attached and are stored on a searchable database. Invoicing and cost allocation are also automatic. We are continuing development all the time and are now in the position to offer this service to other portfolios.
